Uploading a lease

Uploading a lease PDF stores the document in your portfolio, reads the key terms from it, and can set up the tenancy for you automatically.

To upload a lease

  1. Open the property from the Properties tab.
  2. Go to the Documents section.
  3. Drag your lease PDF into the upload zone, or click Upload document and select it.
  4. Anchorlet recognises it as a lease and reads it.

The lease is stored securely in your portfolio and linked to the property.

What Anchorlet reads from the lease

When you upload a lease, Anchorlet reads the key terms it can find:

  • Tenant names
  • Start and end dates
  • Monthly rent
  • Deposit amount
  • Lease type (fixed-term, Part 4, or periodic)

You'll see what was read on a confirmation screen, where you can correct anything before saving. The original PDF is always kept exactly as uploaded — reading it only fills in the structured fields alongside it.

Setting up the tenancy automatically

When Anchorlet reads a lease confidently, matches it to the right property, and finds at least one tenant name, it creates the tenancy and tenant records for you — so you don't have to re-type what's already in the lease. If any of those conditions aren't met, the lease still uploads safely, and you can add the tenancy by hand from Adding a tenancy.

What if the PDF is scanned or a photo?

Anchorlet can read scanned leases, but image quality matters — a clear scan works well, while a phone photo taken at an angle in poor light may produce garbled results.

If the fields come back obviously wrong, you can either:

  • Correct them on the confirmation screen
  • Re-upload a cleaner scan
  • Save the lease as-is and enter the tenancy details by hand

Asking Elliot about the lease

Once a lease is uploaded, you can ask Elliot about the terms it read — for example:

  • "What's the rent on the lease at 12 Pembroke Road?"
  • "When does the tenancy at Shrewsbury Road end?"
  • "Who are the tenants on the Elgin Road lease?"

Elliot only sees leases inside the workspace you're currently in.

Privacy

Leases are encrypted at rest in the document vault and only accessible to members of the workspace they're uploaded to. They're never used to train any AI model. See Privacy and your data for the full picture.
