Why a rent figure changed
If a rent total looks lower than you remember, it was being double-counted before. The new, lower number is the correct one. Nothing was lost, and your rent didn't change.
Why it was doubled
Your letting agency sends each month's figures two ways: one consolidated portfolio total covering every property, and a separate per-property PDF for each individual property. Both arrive in Anchorlet, and both used to be added to your rent totals — so the same rent got counted twice: once in the portfolio total, and again in each property's PDF.
For example, a month that previously showed around €143,000 in rent might now show €76,500 — the same rent, just no longer counted twice.
Anchorlet now links each per-property PDF to the consolidated statement it belongs to, so each rent is counted once per period. (This is what the small ⓘ note on the Rent card means: "we link them so the same rent isn't counted twice.")
Where you'll see the change
The correction shows up anywhere rent is totalled, so a figure may have stepped down in more than one place at once. That's the same fix, not several separate ones:
- The Rent card on your Today page
- The Tax annual export (your year-to-date rent total will be lower — a correction, not a missing month)
- Charts and trends, including each property's ledger chart
- Anything Elliot tells you about rent
- Each property's Ledger — now one line per period, where you might previously have seen the same month listed twice
The current month catching up
There's one case that's completely normal but can look odd if you're watching closely. The per-property PDFs often arrive before the consolidated portfolio statement for the same month. Until that consolidated statement lands, the PDFs are all Anchorlet has, so they count on their own — which is correct.
When the consolidated statement then arrives, Anchorlet links the PDFs to it and the month's total steps down to its deduplicated figure. That's the system catching up as the full statement comes in — not a glitch, and not the app changing its mind. You'll typically see it on the most recent month, every month.
If a number still looks too high
If a total still looks doubled after the consolidated statement has arrived, the most likely cause is a per-property PDF whose address didn't match one of your properties. Anchorlet can only link a PDF to the portfolio total when it's confident which property the PDF is for — so an unmatched one stays separate and keeps counting on its own.
To fix this:
- Open the statement, or go to Statements.
- Find any Unmatched rows and resolve them to the right property — see Resolving unmatched rows.
- Once matched, that rent links up and stops double-counting.
If a figure is genuinely wrong even after that — not just changed — contact support and we'll dig in.
What this isn't
- It didn't change your rent, or what your agency actually paid you. Only the way Anchorlet counts changed.
- It didn't delete anything. Every statement and every per-property PDF is still there — the duplicates are just no longer added twice.
- Your source documents are untouched. You can still open the original consolidated statement and each per-property PDF exactly as before.
